Based on the findings of the on-site complaint investigation, Roxbury was found not to be in compliance with the applicable chapters of 28 PA Code which pertain to the facility. 705.6. Bathrooms. The residential facility shall: (3) Have hot and cold water under pressure. Hot water temperature may not exceed 120F.
Observations
Based on a physical plant inspection conducted on January 29, 2008, the facility failed to ensure that the hot water temperature did not exceed 120 degrees Fahrenheit. The water temperature was measured at 130 degrees Fahrenheit.

Plan of Correction
Plant Operations Manager monitoring water temperature weekly; maintaining logs. Adjustments made to old hot water heater system to maintain temps within acceptable limits.

On February 20, 2008 a project began to replace the aging hot water tanks and system used with all new equipment. This project successfully ended on April 16, 2008. This new equipment assures water temperature consistency. Plant Ops manager continues to keep logs of routine water temperature checks. Any variation is corrected immediately and reported to the Environment of Care Committee.
